  The Vision
Suitland Manor, located just minutes from the Nation’s Capital and within the Beltway, occupies an excellent location within the region. The largely publicly-owned site is within easy walking distance of the busy Suitland Metrorail station, and borders the 226-acre Suitland Federal Center, where 9000 federal employees currently work and another 2000 professionals are coming by 2010. The site also offers exceptional access to major arterial roads connecting the Site to I-95, the Capital Beltway and major thoroughfares to downtown Washington, DC. The Site is centrally located within established residential neighborhoods and many parks and open spaces.

The plan for Suitland community, which was developed by the Prince George’s County Redevelopment Authority (RA), outlines the vision for a 33-acre redevelopment project, which includes the entirety of the proposed 22-acre Suitland Manor project site. The RA envisions a mixed-use, urban town center, where a combination of new offices and neighborhood-serving retail and entertainment will be developed concurrently with a mix of for-sale and rental housing to form a lively, pedestrian-friendly neighborhood.

The overall plan calls for a commercial “main street,” including a range of restaurants, shoppers goods, and amenity retail that will attract pedestrians to the new downtown area. The retail would primarily serve nearby residents and office workers, but would also attract County residents and other visitors.
The main street would be surrounded by a moderate to high density residential neighborhood consisting of up to approximately 2,200 market-rate residential units, with an emphasis on homeownership. The RA envisions that the residential component of this project would create new homeownership opportunities attracting office workers from the adjacent Suitland Federal Center as well as other moderate-to-high income residents from surrounding communities.

The RA, who is coordinating the effort to redevelop Suitland Manor, looks forward to partnering with a highly-qualified developer who can maximize the development potential of this project site and transform this vision for Suitland Manor into reality. By promoting the redevelopment of Suitland Manor, the RA hopes to catalyze the revitalization of the Suitland area and achieve certain policy goals:

  • Establish a distinctive, positive identity for the community
  • Spark additional development projects in the area
  • Create new homeownership opportunities
  • Promote job creation
